A Step-by-Step Guide

Whether this will be your first home or your 10th custom build, we have extensive experience to help guide you through the sometimes daunting process of making your dream home become a reality. This guide will touch on the main steps within the process to help you get started.

Step 01

Lot Selection

Determine what is important to you and your family: would you rather have a beautiful view? Perhaps you are retired and travel frequently and are more interested in a lock-and-leave lifestyle. Or are you envisioning a backyard oasis with a beautiful outdoor kitchen and pool? We have lots available that fall into each of these categories.

Step 02

Home Design

This is where the fun begins! Now is the time to really think about the style of home you’d like to build, whether it be a traditional Tudor or a contemporary showstopper. Some great resources are Houzz, Instagram, Pinterest, magazines, and new home listings. While we do have a group of architects and designers we primarily work with, we do not require you to work with anyone specifically. We are happy to make introductions or provide feedback with anyone you are interested in working with.

At this point, you will engage the architect of your choice and begin meeting with them. This typically takes anywhere from 3 to 9 months from introduction to a final set of architectural drawings that we will use for pricing.

Step 03

Specifications and Pricing

Once we have a complete set of drawings we will be able to begin pricing. This can be an intimidating stage, which is why we dedicate an abundance of time to helping you understand what all goes into the final price and how to value-engineer different options if necessary. You will meet with our Chief Estimator and Designer to establish allowances for finishes such as tile, millwork, plumbing, and lighting. This is also a good opportunity for you to leverage our experience and determine what types of building materials will fit best within your budget.

This phase concludes with the signing of a construction contract, at which point we will order engineering for the foundation and framing, then take everything to the city for permitting. This step typically takes 3-4 months from start to finish.

Step 04

Construction

The moment you’ve been waiting for! Once we receive the permit from the city, you will meet with one of our experienced project managers to go over the build process and comb through the plans one more time to ensure nothing is missing. Shortly thereafter we will break ground on the home of your dreams! Current build times are dependent on a number of factors, but are typically 12-18 months.
